It's an encyclopedia for investors. if ur into self teaching, this will do u about as good as any book if ur like me and like to look up basically any topic and start reading away and just keep digging deeper and deeper, u can learn so much!

I was a bit extreme, I don't think it could be criminal or civil liability on deeper thought.My concern is just building a scalable platform, switching midstream is usually much more expensive than doing it "right" from the outset.

As pointed above me, these "rules" are more for quick analysis to determine if the property is worth a deeper analysis or the asking price is not realistic.
