Sell Multi-Units in exchange for Triple Nets?

My Husband and I have owned and operated a multi family unit for almost 10 years and we have had a blast working it.  I, the Leasing Agent and my husband maintenance we decorate for the holidays, give tenants "treats"  Easter, Valentines, 4th of July, Thanksgiving and Christmas we Love our investment.  Husband had a heart attack November and things will have to be handled differently, with the government agencies getting involved with how and who we lease to and when you can raise rents.  I was stressing, when my daughter told me about your blog and podcast,  we attended the Rich Dad seminars and learned a lot that got us where we are.  Any tips where to go from here?  Thinking of selling and purchasing triple nets.  I see people talking about syndications, partnerships etc. is there a book to understand what you-all are talking about?
