Luckily I knew a friend there that's a realtor now and she went and viewed properties for us, sent us pictures/videos, scoped out the area and we purchased one of the ones she saw.

The 30 year gives you the added flexibility (and safety) of choosing your payment schedule as you go, at the expense of a slightly higher interest rate.

First choose correctly.

I am working on my rough draft of 3D model designing of the new floor plan to be converted from singlewide trailer into 16x32 duplex houses on the same permanent trailer foundation with deck porches (just demolish entire mobile home to convert into stick-built house) and on the process of signing up my new real estate investment crowdfunding campaign (website) to be posted with my finalized proofreading content with a lot of pictures and video. 

Because TX is such a unique market, a local agent will have more options to choose from.

But talk to the RMLO about what you need to do so that you will have a proper mortgage note that you can resell later, if you so choose.
