Also bear in mind @Limor Hanannia that if the IRS thinks you're running a business within your SDIRA or Solo 401k you will be taxed on UBIT for that as well which scales up to 37% so it can be quite hefty.

So don´t let it discourage you from buying - just bear in mind the actual cost to get water turned on could be 10 times higher than the lien they put on it, especially if that lien date is 12+ months ago.

I would also recommend having an interest bearing Savings Account just in case you need cash for a rainy day.
