This was never considered in the contract and the sale price will not change but my concern is that we will need to amend the contract to extend the closing date.  

Thank her for her suggestion to vacate, let her leave, and be happy when she actually is gone.As far as the restraining order is concerned, she cannot take this course under Massachusetts Law, unless you fall into the any of the following with this person.  

"As far as I'm concerned, he's trespassing.

So I'm guessing I should just move out and have everything fixed after I leave if I'm concerned about deductions? 

My only concern is that I may soon have a job with a commercial real estate firm, and a firm I worked with in the past required agents register their licenses with one of the firm's brokers of record.

The only thing that would concern me would the time table; would the city give me time to make repairs prior to enforcing the fines, calling me in to herring etc...Thank you in advance

I wouldn't be concerned with trying to find one contractor to do the demo, and the construction.
