In an ideal world, I’d like to have a list of reliable cash buyers always on standby.

For a single family home 15% down is possible in the Fannie/Freddie world but not in the 2-4 unit space. 

If I was 25 I would probably feel differently, but the world looks different at 32 post-divorce starting at the bottom of the corporate ladder in a new city and wanting to start a family.

Not sure what sorts of possibilities there are in FL--seems like a whole new world, and I would get some feedback from several insurance professionals--seems like BP network could at least get you started before you totally rule it all out.
