How are you arriving at your numbers for purchase, ARV, rental, etc?

Hey Jonathan, I’m in the same situation and have arrived at the same result.

The local REIA had about 30 people attending the main meetings when I first arrived - now it is usually 100+ attending.The easy rehabs have been pretty well cleaned up.  

@Cody Barna unfortunately air b&b is not an option for me, house hacking is definitely an option considering the Discounted labor I can get from many of my subcontractors, however, I feel that might just be a bit too much for me at the time considering the baby’s arrival.

Maybe he is starting to wind down his business and you could be in position to buy multiple properties over the next few years.That said, I would aim for a 10% cash-on-cash return and make your calculation to arrive at that number.
