@Casey Carroll@Ken Rishel is an expert in Mobile Home Regulation, where you finance land/homes packages aka "Lonnie Deals".If you do a lease and a separate option, no rent credits, I do not see a problem.Now doing out of state LO Assignments without a RE license is a trick. :)I would stick to non litigious states and have a RMLO look at a 1003 app for an opinion as to their opinion as to easy - hard it will be to get a mortgage.Converting a lease option to a land contract in case the TBer can not secure permanent financing should be considered to keep complaints down.You do NOT want a tenant buyer going to a lawyer and saying "how can I get out of this lease option?"

What I do with clients is put together a package saying "if we can acquire this at auction for 100k - 120k and put 30k into a remodel then we can sell it for 250k" The work I do for clients is MUCH more involved than this, but that is the general idea.They want to know your track record and what you can do to make them money.
