A question for those with experience house hacking a multi-family house:What was the most financially-intelligent way to utilize your tenant's rent to apply it towards your own mortgage payments?

Do they have a certain amount of time to apply for the Deed and if so how much time? 

If your state is open for evictions follow the rules and give them pay or quit notices, apply late fees, file for eviction.
