My advice would be to skip the skip tracer and try your own on the legal side of things with C-SPAM laws in mind marketing to generate leads.

I’ve had LTRs that generate $400-$500/month and they were still difficult because there’s just not enough meat left on the bone to solve problems.

I'm fully understand that will not generate positive cash flow but I rather pay to own something than paying hefty amount on rent.
