I look up as much information as I can through search engines but in todays world, a lot of people have more unique jobs and I do not want to call only the numbers the applicant has provided.

Currently as a 5 bd 2 ba it rents for $2500 but I'm finding it hard to increase rent just due to the fact that there's not many people out there looking for a 5/2 to rent or else they would just buy.

You don't evict people unless they are not paying rent, you simply give them notice with the legal amount of time required (which varies by area) to move out-more time is fine.
