@Neil SmithPull a list from the auditor of what you're looking to call, load it into a dialer, call the numbers and ask to speak with the owner (their first name) - Introduce yourself by being personable (Who you are(first and last name - age/background), where you're from(local guy), and get straight to the point - why you want to buy and if they're interested in hearing an offer on their property - it's like a quick handshake over the phone. 

For example, when listing houses for rent in the Akron suburbs that would be attractive as owner occupied properties, the amount of calls you get from agents and buyers asking if the client would just sell it to them.

If the property is listed at below market value I would ensure the property condition is up to par.

Hi Timmy, I recently interacted with the City's Planning staff about a listing that had an existing structure that seemed to at least have potential for an ADU.

They are telling me they can afford the rent per month but have a hard time coming up with the initial first last and security.

So location and type can be adjusted for whatever the market is speaking to you.And, from the perspective of developing your real estate career, the knowledge of the power of a 1031 exchange that you have can be a huge marketing advantage for you when seeking listings.
