You can get out-of-state properties much cheaper than in San Diego, but when you buy out-of-state you automatically inherit more risks and you inherit a very high percent of additional costs to manage the properties and then you inherit many risks and losses because you are not hand-on and other people are dealing with tenant's, contractors and vendors.
