Im brand new to the world of real estate investing, spending any time i get learning about investing and i am eager to purchase my first rental property and scale up from there.

I did my first flip in South Bend in 2017 and it was an absolute disaster but you learn so much very quickly! 

First time poster here…I just found the bp site this week after diving into quite a few of the podcasts recently.I am brand new to this area and am in the learning and evaluating phase right now..

It's time to learn to stand up to them.I have a clause in my lease that basically says they were given the chance to inspect the property before applying for it.

I know a few cities extremely, extremely well and learning some others. 

Since then however, I’ve learned that it’s best to keep life insurance and investments separate.  

It serves to create a defined contract to point to if there are questions, you learn how the leases function, it's easier to collect deposits, if you sell your house to another investor you can show it's been rented out. 

I'm looking for the lowest entry-point level to generate cash flow and learn the real estate business.
