@Bernie HuckesteinIt depends on the fees you are speaking of.If you are talking about administration/transaction fees from the custodian, such as a wire fee or annual record keeping fee, you can pay for those with your personal funds.If you are talking about fees associated with the actual investment, such as landscaping or a contractor the IRA must pay those.

Let’s assume I am looking into properties that have rents that can sustain Insurance, Property Tax, CapEx, Vacancy, Repairs, Water/Sewer/Garbage, Landscaping, Management/HOA fees and mortgage, AND still cash flows.

New floors, removed popcorn ceiling, new paint inside/out, new tile/carpet, new light fixtures, landscaping front/back, granite slab in kitchen, new appliances.This was a 2bd/2ba that rented for what many 3/2s go for in the market.I read somewhere on BP that a quality rehab draws better tenants, as I am only two months into the lease, I cannot say for sure, but I am hopeful.

Just my perspective here :) I think it may help to adjust your expectations a little - hear me out --- while you may find what you're looking for, I think it will be harder to come by because of recent policy changes and the big picture of the policy landscape currently..There are cash flow properties, and there are equity properties.
