I have a tenant that is 6 months into a 1 year lease and has joined the military.

Today I met with a young broker whose dad runs our market,  it was a bonus that his dad joined us for the meeting because I know he is a busy guy.

in the mid-west, join syndications that open up to much bigger deals, or continue OOS SFRs that cash flow?

I second @Kenneth Garrett regarding online resources, I use Rentometer, but more recently something else has helped me too: I joined a FB group of renters/sublets to find out what a room rental was worth, and based on that I was able to rent out my spare bedroom for 3 months during the legislative session -- $900 a month!

You could always join AirDNA for market data...
