This approach takes the damages/repairs out of the picture and makes it about non-payment of rent (usually a slam dunk for eviction).I would avoid a list as it only invites argument.

In addition to keeping on top of repairs (it's a very old house), I think my commitment to keeping up with maintenance creates an atmosphere in which the tenants are less likely to destroy the place.

We could also give our tenants each one or two invite a friend coupons so their friends (who are not our tenants) would get a slightly smaller discount on a storage unit.Naturally we would extend the offer to all our tenants, but I would expect it to get the most play amongst the students .... though I do have a tenant who rents on of our storage spaces now as he is recently divorced and has downsized from a house.I'm sure I'll come up with more ideas as I carry the idea around, but this is what I have to-date.BTW:  Nothing wrong with public schooling ... that pretty much all we have here.
