Usually concrete start loosing its integrity or strength around 50-60 years, but this shouldn't be an issue because this crack is not related to that.  

As an LP you need a high degree of confidence in two areas: integrity and competence.Integrity: Will the sponsor do what they say they're going to do?

These are not people you will be selling to anyway.As long as you disclose what you are doing to each piece of the pie and work with integrity, then it's fair game.
