i need help. Im trying to get better leads in south florida but its extremely difficult. Can anyone give me some advice? Would anyone like to team up? I have the investors and contractors, but dont have a house.

The latter will allow you to spread the gains over a number of years. 

Both will run you about $160 for a year's worth of education in several meetings held throughout the month, but be advised that they are also heavy into information marketing (different speakers will attempt to sell you their programs) so keep your checkbook/credit card at home for the first several months while you gain your education.

Make sure to check out your local REIA meetings to gain some valuable knowledge and network.

It is hard to gain equity via the turnkey model if the home is rehabbed correctly, especially in the suburbs.
