. :-)There is such a low bar to entry into the field, and frankly it is an incredibly complex job (once again, to do it right) Heck, I even had a license (in Cali) back in the day.

At least for me, I always try to do business with fellow vets and give them the tie breaker if two companies are the same...

If I do, its going to happen within 30 days or so.

I normally research:-Location-Crime-Median House Hold Income (HHI)-Zillow - other similar units + B/B that have sold in the area (ex. 1-2 miles in the past 90-days)When contacting, anything you would ask aside from the following?

And there’s “nothing you can do you went non contingent” .. and she veb said “you can do all the inspections you want after you close and move in” She insisted we either “get a report in our name” from the same inspection company or “call the plumber who fixed the leaks prior” Now 2 days prior to closing agent sent us a disclosure saying we waive all inspection rights - home inspection waiver , wood destroying pest waiver etc. we felt remorse of overpaying in first place and we are not sure if we are making a mistake closing this home with the whole inspection thing.

Option 1: Keep the home and rent it and cash flow about $2,000 per month while it appreciates.Option 2: Sell the home and cash out.Option 3: 1031 exchange the home into 4-6 units in Knoxville which would be about the same value.More info: Riverside as you all know is a great appreciating market but not landlord-friendly being in CA. 

The police department just posted on Nextdoor app that crime is down 29% in that area because of initiatives that they have implemented so now they will be implementing the same things in Capitol Heights. 

I have the same question as @Charles Carillo and agree with his point.

If you do the latter, you need to screen the new person the same way you did the first person.
