Pets can destroy your property and if you smelled the animals just walking in, imagine what it will take to get that smell out of the house after a year and before you can lease it again (to someone without pets) or sell it.

Also, be sure to take pictures after storm to add to damage claim.In investing things happen I was in the middle of a flip, with the wood frame put up 2 days before a storm and a heavy tree branch fell and destroy back of home.

They could also destroy your home during their pre-paid year, and then file bankruptcy when you try to collect for damages.So, between the bankruptcy-waiting-to-happen (if they haven't filed yet) and the duty to mitigate damages, I don't think you should take this tenant.
