These tend to rent for a higher rate than traditional long term contracts. 

To clear up things though if you have an LLC just for rental properties you won't get any tax benefits for having an LLC other than an additional expense.

. $30K should be more than enough for fresh paint and flooring and some other odds and ends, but if you need dry wall, cabinets, countertops, mechanicals etc it could get much pricier. 

But you want to keep going for a couple decades, and mention interest rates.

Mortgage rates have been falling for four weeks, now about 90 basis points lower than last year!

I would expect to see property management, admin, marketing, and contract services (more than just lawn care.)

Glad this post of yours was restored Patricia, i like the topic, thanks for posting.My rates have always fluctuated too however it hasn't hurt my ranking with VRBO.Personally, i noticed for my listing, the ranking improved once i achieved greater than 50+ reviews and once my listing matured (listing age greater then 4 yrs).

Are they buying more property, or selling more than they are buying?
