I'm put off by his $2200 "mistake" to be honest.I did think of calling some floor contractors for the hardwood floors and having the rest to a handyman as the rest are pick list items that don't take specialized trade skills, so thanks for that suggestion.

If you think your skill set fits the BRRR method most, then start there.

The question is to evaluate your own skills and desires.  

I'm no handyman and wished I had the skills. 

Invest in yourself first ....you have skills that are worth money to someone and they have the funds to do a deal and help you learn along the way.You are going to want down payment AND and cash reserves...that sucks but if you do it right you'll reduce the risk and stress of investing.

It's one of the most valuable skills you can have as an investor.

You also display humbleness and a calm demeanor, so your good communication skills will go a long ways to creating strong connections and supporters.
