So I am able to provide guest services locally, as well as cleaning and concierge, while the owners still get to be involved but don’t have to do the hard work of driving from all over creation to come meet a plumber, electrician, put a faucet cover on for freezing temps, etc. it works well since we are like a partnership.

Currently own a 1 bedroom in Denver area thats an MTR and been cash flowing pretty good and just bought a house last year with doing 2-1 buydown (4 bed, 3 bath, 2400sq ft of livable space, 3200 total).

My only concern with shower doors is that I've found that most tenants don't properly clean it as they are a bit harder to get into the tracks and everything so there may be a bit more mildew/soap scum build-up than what you would see with a curtain.
