Thanks Ned, I am excited about joining the community and am currently devouring the welcome tool kit ultimate beginner guide, will check in after a few weeks when I am a bit more informed on the area, I atleast have read 2 of the 20 recommended ultimate real estator reads, Clasons Richest Man in Babylon and Mr Kiyosaki's RichDad, these were the turning point.

Seriously such a great beginners lecture I look forward to listening to it for the 3rd time and starting task that I don't already do (my favorite is analyze 3 deals a day)#3 continuation of #1, meet the following key individualsInvestor/buyers agentLoan/banker to see where you stand loan limit wiseWholesalers/hard money lendersLike minded individuals#4.

I would say for beginners, avoid anything which doesnt show green in the map.haven't pulled the trigger on out of state investment yet though.Hiren

After reading bigger pockets "the ultimate beginners guide to real estate investing" though it is seeming like the returns on investments in real estate can approach 11%.
