You can also look up median rents in any city with census data but I believe that is a inclusive of all housing types, sizes, bedroom/bathrooms, etc. so I wouldn’t use that to analyze a specific deal but not a bad option when analyzing markets. 

Everything I've modeled is essentially cash flow break even. 

If you can make an off market purchase, you will likely get a better deal and thus, have more equity from the start - make your money when you buy.Building your team either here in LA or in Dallas will also be essential.
