Too many good options to go over here but after a quick reading of your data how about -  1 complete the ADU and move in / 2 rent out the house / 3 cash-out refi / 4 purchase next property  - you get good cash flow on this prop and plenty of capital for your next one.

Currently with sites like zillow the data is low (not many rental Bc of high demand) in the area that i am looking at, so it seems tough to get an accurate rental comp?

@John HuynhHey John, assuming you’re going to live in the property, there’s the fha loan like you mentioned but it is very difficult for you to get approval on a 3-4 unit due to the self-sufficiency test.

of course each case is different, but is there a data sheet or something that shows what differences between comps is worth.
