- is your budget $60k total all in, or is that what you are looking to purchase for or is that your remodeling budget?

Someone has to pay for all those nice trucks and marketing.Get a few bids for a plumber.

Now that i am looking for my next home i want to budget in some kind of procedure (plan of action) right from the beginning of the project to prevent any problems when i go to sell.

What is your budget? 

I ask that no draw be for less than $3,000 (I may increase this based on the amount of the rehab budget).

A little bit of background: I work in corporate finance and have done that for multiple years; successfully managing receivables and budgets for large international companies.

It will of course depending on your budget.

My concern is for my first project I planned to purchase a rehab of no more than $50k with a rehab budget no greater than $30k; this potential i'm guessing is $150k purchase and $40k rehab with a ARV of $290k - $300k.

If you “selling” a $120,000 ARV by doing all that work your budget shouldn’t just be a rough napkin budget.If I were you I would revisit the numbers and see what the real rehab budget should be, and then work with the $80k ARV and base your “asking price” off that.
