However, there are some investors here who are having a lot of success finding cash-flowing deals through off-market sources. 

After reading Brandon and Brian's book, The Multifamily Millionaire, Volume II: Create Generational Wealth by Investing in Large Multifamily Real Estate, I'm a bit puzzled as to if the GP's must have real estate experience, or if someone can connect enough professionals/companies on their team to execute successful investments.

It is virtually daily that i see purchases or considered purchases that appear to have no path to success.

I invest in Boise, ID and do quite a few BRRRRs, LTRs and STRs- varying degrees of success depending on how much equity we can force and the type of back end financing we can find, but the tax benefits are great and it's a rapidly growing market and Idaho is probably the most landlord friendly state in the nation. 

But me and my clients have had great success with MTRs here in Temple, TX - its about the only thing cash flowing well in my market right now. 

With the growth mindset you clearly have, you're building a solid foundation for success.

I have had decent success challenging appraisals and getting improved results.  

So far I've had success with three deals and the equity gap was $20-45k for each of them and the rates were 3.125-4.25%.
