If you own your washers and dryers you will probably make some decent money but get ready when something breaks and the tenants want it fixed right away.If you are priced lower than the local laundromat (which most are for some reason) your tenants not only have to carry all their stuff to the Laundromat but will have to spend more money and may want you to cover it.Also a Service Tech will probably charge $100 to show up plus parts.

So I got me an email from VRBO talking about their new response time rules around "critical information"https://help.vrbo.com/articles/About-the-Vrbo-Host-Communica...Essentially it make sure you respond in what they think is a timely manner. 3 days before arrival with all check in info etc.

I lined some prospective new tenants kind of took my time, was picky, didn't find the right tenant yet, plus I had to get in there and paint/repair etc but towards the end of the 60 days I was showing the place to some i thought was gonna fit and lo and behold the tenant calls me the day he suppose to be moved out and told me he changed his mind, going thru personal stuff and wanted to stay.
