I'm going to assume you are going to use transactional money... to "flip" to an end cash investor... because it get's real sticky in CA...Few points..#1 - Escrow/Title company who will do a "double close" is becoming a dieing bread...#2 - Nothing in the "law of CA" states you can't have 2 simultanouse escrow or title policy open....#3 - Title before I would get a normal title policy on the A to B leg... and on the 2nd escrow..

Just take the time to do your due diligence, taking over a property where the majority of the tenants have no leases can be a sticky situation where experience definitely helps.Personally, I would run my numbers as if I will have to evict the 3 tenants without leases.
