Depends on your credit score, most banks would want a credit score starting at about 680 and up, most will want about 720, for a conventional loan. if your credit is not that good then you qualify for a FHA loan, they are a little more relaxed on qualifications. so if your credit score below 680 but you are able to come up with the 20%, you would be able to get the loan without paying PMI.

Two other arguments that there will be increase population in rural areas are: aging population prefer more relaxed laid back way of life, and the future preference for people are to be around amenity rich areas with a focus on entertainment.
