Do you guys have any advice on how can I get started in my real estate journey as an agent and potentially an investor??

I wrote a letter to the HOA yesterday explaining why the door was needed, how security would be very tight, and how the HOA itself could potentially be responsible for any ADA fines/penalties if they are found to the "barrier to access" for ADA as they control the lobby.We have a tenant lined up and obviously this is causing a major issue. 

Once I've completed these initial projects and built up some capital, my long-term goal is to transition into buy-and-hold investments in potentially more affordable markets to maximize cash flow and scale up.Right now, I'm particularly interested in investing locally here in the Seattle metro area.

Building a trusted team is key, so starting that process as you actively search for your market will put you in a strong position moving forward.River - Would you prioritize meeting these team members over going to see some potential properties for a first visit?

How much risk are you willing to take?

Start by networking with local investors, identifying target neighborhoods, running numbers on potential deals, and lining up financing so you're ready to act when the right opportunity comes up!

"Getting in" is easy; making money, managing the business, with the increased financial risk of commercial properties is a whole different game. 

It cost $38,000 for the framer to take on the risk and do the work - and that does not include the cost of the GC, or architect, or plumber that was also required!)  

You won't find a deal where you live for free, but if you can live in a great neighborhood at a reduced cost of living that is a nearly risk free way to get started in real estate.
