It seems mostly residential where the property is but the proximity to highways as well as types of shops/restaurants gives me little pause.

It also might give pause to a sketchier tenant that they don't want to rent next door to their landlady.Kudos to you for looking into buying a 3-plex or 4-plex!

Some lenders will be stupid if you say "buy other properties," for example you might get a really really stupid underwriter who puts the refinance on pause until they see the fully ratified purchase contract of the property you will purchase.
