I am setting up ACH - automatic drafts from my tenant buyers account, which they will initiate and have directed to my account so I will have no fees.

You want to be able to supply them with online access to their account (not available in QB), ACH payments (not in QB), and hopefully you are screening your tenants (not in QB). 

If you autopay using your checking account (rather than mailing in a check), they charge you $30/month, to use ACH!!!

My preferred way of receiving payments is ACH because of its low cost/no cost for sender and recipient. 

A bad PM can cost you lots of money and hard ache but a good one can give you so much also.
