They haven't said this, so I am only speculating.I am not sure if/how I should cover rent for them, or if i should be considering at all (there is a moral dilemma here).

This makes good financial sense, not just moral sense, as a negligence lawsuit could ruin me. #4 - Just because people on BP speak to me in a manner that I don't understand, or is from another era, or in a manner I might perceive as being mean, that doesn't necessarily make them internet trolls and maybe, just maybe, they say these things to me because they would hate to see my incompetence cause the death of another person.#5 - Just because people advertise or present themselves or I misjudge them as experts on a certain topic, the reality is they might not be an expert at all, and taking their advice may have serious adverse consequences.

Moral, ethical, and health wise (for him and his family)... risky at best, foolish at worst. 

Moral: there is no science, it is a bit of trial and error and continuing to trust your instincts, if they haven't led you astray yet.

I would have to either fax or mail my application in ( MAILED MY APPLICATION PRIORTY MAIL, THE VERY NEXT DAY 3/38/20, YEA I WASNT WAISTING NO TIME) or else it would just be sitting there along with the rest of hundred of thousands of applications. so moral of the story if you didn't mail or fax your application with the other APPLICIABLE forums and your tax 2018 or 2019 tax return your application will most likely just be sitting.

I think that giving them something productive to do keeps the morale up.I have other projects in mind, so we shall see how it goes. 

So moral of the story is not to necessarily to look at managing your property to save a few bucks.

All have their own nuances, things you need to factor for (a short term rental needs TP, and right now that is hard to get in most markets, and if you have too much on site, guests are stealing it, if you have any guests).The moral is start getting these down, they might be financial or they might be operation (number of units) or they might be lifestyle.
