If I were in your shoes starting all over again, I would find a job with a commercial outfit with people doing things similar to what you want to do or find a successful investor and see if you can help manage and grow his portfolio.  

I am familiar with the arbitrage concept but have never heard of this outfit and wonder whether anyone on here has had any experiences with them or can give any insight into whether they are reputable, reliable, etc.

Does anyone on here offer that service or have a reference for an outfit that does. 

Don't call your local one man shop/crew (though he should be able to do it) call larger outfits that are more geared towards complex projects.

We spent an additional $20k on furnishings, home decor, and outfitting the STR with all the creature comforts for our guests.

If not, then you need to look for something done.Plus you have to figure in outfitting the place with everything needed.

Is the 12-15 psf vanilla box or outfitted?  

I feel like I could get more deals to more flipping outfits if I weren't having to lowball so much to my potential seller lists.
