We completely transformed the closed off, carpet everywhere home into a home we would want to live in (and we did for a few months!).

If you have a genuinely good deal it doesn't matter how or where you found it to a real buyer.

I love people and am genuine about helping them.

At any rate, I will respectfully decline their invite because we genuinely won't be able to attend, but I want to send some type of gift to them.

To suggest there's no ceiling on these types of things doesn't seem genuine. 

Sure, it could transform an area and due to cost push low-income people out but I don't think that is very likely.There has been a lot of steam on this, it can work well in certain situations (been sitting on heavily appreciated stocks and want to diversify into RE) but these are primarily low-income areas and the holding periods are long.
