Roll up my sleeves, put on a mask and gloves and get to work

You're likely going to have to roll your sleeves up.  

And while I'm not afraid to roll up my sleeves, I'm not the hands on type. rehabbing is one thing, screening tenants is another.

I was getting ready to roll up my sleeves and start some rehab like repainting, tiling, new floors, etc. nothing too crazy.

Would you rather roll up your sleeves and put in the labor yourself (many people really enjoy it, obviously we do) and keep all the return for yourself, or would you rather spend as little time and energy on your investment as possible, in exchange for a cut of that return? 

haha, -20 does sound quite brutal as I sit here in short sleeves.
