@Brian Maida, if you don't have the cash or experience to take down large MF deals than you need to formulate a plan to get into the game.Could be finding a great deal and bring it to another operator such as myself, @Brian Burke, @Ben Leybovich, @Jeff Greenberg, @Joe Fairless, @Michael Blank @John Cohen or many other others on this site to help you get started.Or possibly help raise capital for the deal.Or find another way to add value to the operator/loan sponsor.For seller financing, and the 1000+ units I have been involved with, I haven't yet found a deal where the seller is willing to carry the paper on 100+ unit deals.

I also have a few questions that I'm interested in hearing your response to.For one, I disagree that formulating your pricing strategy by using your actual expenses, at least to a reasonable degree, will limit your buyer pool.
