Especially because the units have fire places...I didn't think about the warm fuzzy feeling.Any recommendations on tenant BG check tools?

Upstairs, a striking black fireplace runs floor-to-ceiling in the owner’s suite, and an office expands to a balcony overlooking the grounds.

Items that I like to see original but in good condition are wood trim/custom finishes, windows (really love sagging glass in an old English Boroque style sash window with 6-8 panes, but only if they’re in decent condition and not too rotten to be repaired), fireplaces, custom masonry, claw foot tubs, and even tile/bathroom/kitchen features and fixtures as tenants love that old-timey charm (as long as it’s well-cared for and still functional of course).

In my market one of the red flags I see quite a bit is with century-old homes:  they are all on pier-and-beam foundations and the fireplace is a beautiful mass of stacked bricks . . . often 15-20 feet tall. 

Counters not installed, hanging kitchen island light not installed, floors unfinished, gas fireplace totally inoperable and had to be redone.

Apparently it is linked to the supposed gas fireplace.

Other features include new kitchen flooring, updated bathrooms with tile floors and granite counters, gas fireplace in the living room, Corian countertops in the kitchen, oak hardwood floors, new carpet and much more.

Notable architectural features include dramatically angled Douglas fir beam ceilings, custom built-in furniture, polished concrete floors with radiant heat, and a fireplace constructed out of interlocking concrete blocks (the only one like it that the architect ever made).

Upgraded the kitchen, bathrooms, flooring, paint, removed a fireplace, took out a half wall in the kitchen, updated with can light and fixtures.What was the outcome?
