Unfortunately I'm beginning to realize I may need to move markets, or at least counties, because prices are clearly exploding to the point where it doesn't make sense to invest (not even for someone like me willing to settle for 8-10% cash-on-cash)

Then I would recommend them because you will be given so much info your head will likely explode.

Do any of the larger investors here have shingles drop shipped to there apt buildings I will be doing a large roofing job on one of my apt buildings and dont want to pay the prices that menards and home depo and lowes charge. shingles have exploded in price over the last 3 to 5 years and I am doing my best to keep my maintenance costs down. a link or a business name or ect would be great.

Any large scale rehabs requires hiring a contractor which in NY is fraught with its own perils.Not only do contractors frequently over-charge (and under deliver), one other obstacle I discovered was that in Brooklyn (which has exploded over the last 10 years) usually the prices are so high that the math with a mortgage and reasonable downpayment (IE: as little as possible) doesnt work...

I know I Just posted but I have so much going on I better get it out before my head explodes.

I know this has been a popular strategy for many for a long time but I'm wondering if this has exploded into a bigger market for new investors the last several years?
