I don't mean what I'm about to write to be obnoxious or rude, but I think if you *really* read what I have to say below, and really take it to heart, you may find it to be insightful and empowering...

As co-creator of the original option contract method and one of the key founders and supporters of the “Distressed Property Coalition” which is a Washington Lobbying group designed to represent our rights as investors much like NAR represents the best interests of it’s realtors.

It seems these regulations further empower the same appraisers that abused the previous arrangement.

Spreadsheets always make much more sense to the creator than to anyone else.But I did have a look.

I also agree now that it would better serve me to get educated myself--I'm still open to finding a good PM down the line, but I'll feel much more in control & empowered if I know what I'm doing myself.

If it's underwater, you'll find heirs have no motivation to cooperate with a short sale, if they are legally empowered, as there is no benefit to them, and they aren't liable for the debt.  

I empower my property manager to evict them. 

There is not necessarily anything that makes a theme a premium theme other than the creator of the theme decided to charge for it and call it premium.
