Some lenders release them as and when while others have a regular meeting so all new properties for sale hit on a particular day.In some markets there will be display ads for the REOs.

I've had good luck with posting an ad on craig's list, and then linking that to my own page -- an online flyer where I display photos of all of the rooms, a floor plan, and list all of the features and amenities.

The best form displays disclosure conspicuously in original offer.

For example, ripping up carpet or other demo tasks, removing wallpaper, etc.

I would also get ride of that wall paper and have the walls repainted in a softer color or white.  

Ask them to display some varying levels of obedience training.
