I was just a bit taken aback when I asked about the pros and cons between SDIRAs and Solo-401K, the answer given to me was I would be assured to be audited by IRS if I were to go with Solo-401K.Not that I have anything to hide, but an IRS audit is worse then a dentist visit, hence my question.

Hi BP  - i am considering doing a multi family, two story where first floor would be a doctor or dentist office and 2nd floor would be residential  apt.

Example one property I saw became a bank and a dentist office side by side with national tenants.Just like any asset class some tenants will not make it for projects.
