multi unit business/residential issues ?

Hi BP  - i am considering doing a multi family, two story where first floor would be a doctor or dentist office and 2nd floor would be residential  apt. (small 1 bedroom unit).  Does anyone have experience doing similar deal? Any potential snags or issues to look out for with something like this.  I am looking into a variance now with the twp to make sure they're on board with the idea of using the lower unit as a business but thats all i could think of for now.
