Are there any markets outside Boston that any of you have had success with a house hack or tips to succeed in this type of market?

I consulted with a real estate lawyer a few times this year who said it's very hard to sue for negligence and they advised against taking legal action, especially since the property manager at least followed through on the eviction and repairs.I've now asked the property management company to apply a $4k credit for all the challenges I've had working with them.

One tip is too is reaching out to some people in your market place that are doing flips and see if they can send you their spreadsheet they are using.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

For financing, you might want to consider reaching out to local banks or credit unions.

As well as 3 credit cards which so far have not cooperated and synced with Quickbooks which takes some extra time each month.
