The most common examples are hand railings needing to be installed and peeling paint to be sanded and repainted.Rehab loans can not be closed quicker than 60 days, at least I've never heard of a lender that does one quicker.

We usually will either do new cabinets for the kitchen or just sand them down and paint them..just depends on our budget and the condition of the cabinets themselves.

The rest of the house is mostly redo the kitchen, probably the bathrooms (may be able to save fixtures, but cabinets, flooring and shower tile need done), re-sand hardwood (hoping to salvage the wood by the leak?)
