Airbnb and it's growth has strongly cause of decline in the bed and breakfast industry.

I've only been able to uncover a specialized agent in Illinois, and potentially finding a bed and breakfast policy.

You can hold informational meetings with potential investors on a regular basis could be a breakfast lunch or dinner event or just a cocktail hour networking event.

I also host a breakfast meet up at 60 Bull Cafe in downtown Charleston, SC from 7:30-9am and the next meeting is on 7/19. 

Then on the kitchen side I added in a floor to ceiling pantry cabinet into the floor plan while replacing the original cabinets and opened up the whole kitchen/closet wall creating a decent sized breakfast nook/eating area which helped the overall feeling of the house in my opinion.
