IMO the analytical framework for bringing all of these elements together to calculate your returns is IRR (can google it) ... running some scenarios through IRR calculations will help you see how things can pan out in the long haul.

I would also be open towards renting the units long term depending on your market and what makes the most sense analytically.

I've got some friends interested in rehab or fix and flip, whatever the market might support, but cashflow is my endgame and analytical pivot.I've been scanning the local market to get acquainted but haven't come across anything that has forced action, yet.I'd love to pick your brain and share my thoughts and observations.  

To do so, you need to be well rounded, as real estate requires a mix of analytical, financial, marketing, interpersonal and organizational skills.

@Antonio Colemanundefined It seems like a CRM sytem but specifically geared towards real estate investors in the features it provides and the analytics the software will produce.

I, on the other hand believe my perspective is much more strategically calculated and financially analytical.
